In 2013, Albuquerque Housing Authority implemented MRI Tenmast to centralize housing finance and tenant accounting operations. The deployment addressed Real Estate Property Management functions across the organization, with explicit operational coverage for the Public Housing program and the TBRA program.
MRI Tenmast was configured to support core accounts payable, accounts receivable, general ledger posting, trust accounting and bank reconciliation workflows. Implemented functional capabilities included reconciling purchasing cards to the general ledger, processing security deposit refunds, handling utility assistant payments, entering various journal entries, and preparing daily bank deposits.
The implementation operated alongside a WinTen2+ system used to bill rent to tenants, enabling coordinated tenant billing and AR posting between WinTen2+ and MRI Tenmast. The authority processed all online payments and direct debit payments from tenants and consolidated receipts for deposit preparation, and it prepared city reimbursement invoices for the TBRA program within the same operational flow.
Governance emphasized month end close procedures for the Public Housing program, a review and receive workflow for purchase orders driving accounts payable, and structured collections and repayment agreement processes to manage tenant arrears. Finance and property management teams executed daily transaction processing and month end reconciliation inside MRI Tenmast, aligning operational controls with the Real Estate Property Management application.
