In 2015, LBA Realty upgraded its HVAC management offering to include Yardi LOBOS EE, deploying the Yardi LOBOS solution within its Real Estate Property Management environment at the Park Place complex. Yardi LOBOS EE was configured as an intelligent energy optimization layer to assess and automatically adjust HVAC set points every 60 seconds, ensuring heating and cooling deliver the minimum energy necessary while maintaining tenant comfort.
The implementation used Yardi LOBOS EE functional capabilities to dynamically transfer load across the campus and to respect site-specific constraints, such as a critical load that requires a fixed chilled water temperature set point. Yardi LOBOS EE operated alongside an existing automated demand response offering, Yardi LOBOS DR, which had been installed at Park Place in 2010, providing coordinated control between energy optimization and demand response workflows.
Operational scope centered on building operations and facilities management at Park Place, where automated control of set points and load distribution reduced the need for continuous manual intervention in HVAC set point management. The deployment emphasized real-time control logic and campus-level orchestration, applying energy optimization algorithms across multiple buildings while maintaining tenant comfort and critical system constraints.
Since October 2015, LBA Realty has realized annual savings of over 4 million kWh at Park Place with Yardi LOBOS EE, and Park Place delivers 1.4 MW of demand response capability through Yardi LOBOS DR. Company principal Perry Schonfeld discussed LOBOS as an "artificial intelligence software" at the 2017 Realcomm conference, positioning the Yardi LOBOS deployment within LBA Realty’s broader efforts to advance intelligent buildings through Real Estate Property Management technology.
