In 2010, Emaar Properties implemented IBM Maximo Enterprise Asset Management, initially deployed in January 2010 at Burj Khalifa. Following a successful rollout at The Dubai Mall, Emaar standardized IBM Maximo as its enterprise asset management system across multiple business entities.
IBM Maximo was configured to manage asset life cycle activities including operation, maintenance and disposal, and to support both hard facilities maintenance and soft facilities maintenance workflows. Functional capabilities implemented include work order management for service providers, maintenance compliance tracking, backlog management, audit trails for completed works and SLA monitoring. The deployment also captures utility meter readings and drives customer bill generation and billing workflows within the EAM context.
The implementation scope covers Burj Khalifa, The Dubai Mall, Emaar District Cooling, Marina Mall, Gold & Diamond Park, Emaar Retails Group, Emaar Community Centers, Kidzania and Dubai Fountains, and it impacts facilities management, maintenance operations and billing functions across those sites. Governance changes included an enterprise mandate for service providers to use the Emaar Maximo system and a centralized approach to maintenance execution and reporting.
Emaar leverages IBM Maximo to extract operational and performance reporting such as asset availability, MTTR, MTBF, maintenance cost over time, overdue maintenance and maintenance performance by cost of resources and labor hours. Reactive maintenance detail by trade is produced to evaluate provider performance and to support audits, backlog resolution and SLA enforcement.
