In 2020, Kansas City Aviation Department implemented IBM Maximo. Deliverables were explicitly scoped to ensure BIM for FM models and associated asset data load into the airport’s Maximo EAM environment for operational use.
The implementation emphasis centered on asset data modeling and import workflows, with EDI producing a Master Asset List and an eSAM Standard Data Model for Airport asset types, systems, and attribution. IBM Maximo was configured to accept COBie exports and O&M attachments generated from BIM-FM models, supporting standard EAM capabilities such as centralized asset registry, attributed asset records, maintenance planning inputs, and linked O&M documentation. A proof of concept BIM for FM model was produced, COBie exports were generated and validated, and export files were prepared for loading into Maximo to validate the ingestion pipeline.
Integrations and operational coverage were defined through a detailed COBie Creation and Delivery Plan, a Field Data Collection Plan, and an O&M Submittal Data Delivery Plan, each specifying software, tools, and roles for data generation, vendor submittal, validation, and preparation for import. The Design-Builder CWC Joint Venture under Arora engaged EDI to finalize project delivery standards and to demonstrate the end to end process from subcontractor field collection to COBie delivery and EAM load. The work targeted facilities management and airport maintenance operations to ensure accurate asset attribution across the new terminal and parking garage systems.
Governance and process transformation focused on formalizing BIM Project Delivery Standards, roles and responsibilities, and acceptance criteria for COBie and O&M data. EDI delivered a Process Assessment Report documenting the procedures for initiating, planning, executing, and reviewing field data collection tasks and data validation steps for Maximo ingestion. The project deliverables ensured that CWC and its network of subcontractors had a documented, repeatable method to deliver BIM-FM models and asset data that seamlessly load into IBM Maximo, and the proof of concept validated the end to end process for EAM consumption.
