Vena Solutions Legacy Vena CPM EPM EPM n/a 2018 2018
In 2018, Tanger Factory Outlet Centers Inc. implemented Vena CPM for EPM. The publicly traded developer of 36 outlet centers headquartered in Greensboro centralized its financial close and reporting workflows using Vena CPM while preserving an Excel-native user experience to accelerate adoption and maintain workbook-driven modeling. Vena CPM was configured to support core financial close capabilities including account reconciliations, automated workflow notifications, process audit controls, and an audit trail that stores transaction-level details. The implementation included automated reporting packages for executive reporting, rolling calculations for cash flow statements, covenant calculations, and currency conversion logic, and delivered a Same-Center NOI report used for property performance comparisons. The deployment integrated Tanger’s general ledger feeds into Vena CPM workbooks and incorporated MRI for ERP as an explicit integration, eliminating prior manual PDF and spreadsheet dumps. Vena CPM’s workflow notifications trigger after action completion to accelerate reconciliations, and the process audit feature provides auditors with a view of who prepared and reviewed each checklist, while the audit trail surfaces transactional detail previously unavailable for investigation. Operational coverage extended across finance, internal audit, tax, and executive reporting, growing user adoption from an initial 30 users to approximately 145 users. Vena CPM’s Excel interface reduced training time to about 15 minutes per user, and process audits were institutionalized as a key internal control, replacing manual checkmark-to-PDF checklists and enabling tighter reviewer accountability. As a result of the Vena CPM implementation Tanger shortened its month-end close from 10 days to five and its year-end close from three weeks to two, tax team processes saved one week per quarter through automated separation of deductible items, and auditors were able to identify and resolve transactional inconsistencies more quickly. The finance team is preparing an additional Vena CPM implementation to integrate subledgers such as debt and joint venture subledgers to support budgeting, forecasting, and adjusted EBITDA variance analysis.
