In 2021 Edward Rose & Sons implemented Yardi Job Cost as a core Construction Estimating application to support its development pipeline and centralized cost control across a multi state portfolio. The deployment coincided with the company’s broader Yardi footprint that includes Asset IQ and Revenue IQ, aligning construction cost capture with asset management and revenue performance workflows.
Yardi Job Cost was configured to provide job level cost tracking, budget management, change order handling and progress billing consistent with Construction Estimating best practices, and Yardi Job Cost is used to standardize estimate to actual reconciliations and job accounting across development projects. Configuration emphasis was placed on consolidating job ledgers and establishing consistent chart of accounts and cost codes to enable project level financial transparency.
The implementation was integrated with Yardi Asset IQ and Revenue IQ and the firm’s RENTCafé CRM to connect construction cost and completion data with asset performance and leasing operations, enabling handoffs from development to property management. Operational coverage spans Edward Rose & Sons divisions active in 18 states, supporting existing portfolios of approximately 65,000 multifamily units and the nine projects under construction in Washington, Michigan, Wisconsin, South Carolina and Illinois.
Governance changes centered on centralizing job cost oversight and standardizing estimating and approval workflows across development and accounting teams, with process controls to ensure consistent cost reporting and contractor billing reviews.
