| Concerto | Legacy | Concerto CAFM | Enterprise Asset Management | ERP Services and Operations | n/a | 2016 | 2016 |
In 2016, Kana Hotel Group implemented Concerto CAFM as its Enterprise Asset Management platform for facilities and operational asset control. The deployment centered on the companys U.S. properties with an initial operational focus on the Pensacola new build and opening activities, aligning facilities, engineering, and finance functions under a single asset management application.
Concerto CAFM was configured to support core Enterprise Asset Management capabilities, including a centralized asset register, work order management, preventive maintenance scheduling, inventory tracking for spare parts, and mobile technician workflows for onsite execution. Configuration emphasized hotel-specific operational terminology and planned maintenance calendars to coordinate engineering and housekeeping tasks around guest service schedules.
The implementation included explicit integrations with onsite hotel systems as recorded by staff, including Opera PMS, Holidex, M3 Accounting, and Hotel Effectiveness, to align asset and maintenance records with property management, revenue posting, and operational performance data. Financial process alignment supported accounts payable processing, daily deposit workflows, and direct bill account visibility, enabling tighter coordination between engineering work orders and back office accounting.
Governance and rollout were structured around establishing best practices for hotel operations, with process changes that included training and development of guest service and maintenance staff, standardized scheduling for direct guest positions, and documented workflows for payables and deposits. Operational ownership rested with property management and engineering leads, supported by procedural controls to sustain consistent maintenance execution and asset documentation.
