In 2016, Nakheel implemented HxGN EAM (Ex. Infor EAM) as its Enterprise Asset Management platform. The implementation established a centralized application footprint for facilities and asset lifecycle activities used by Nakheel Facilities Management and the Owners Association in Dubai, with operational continuity documented from December 2019 to the present.
The HxGN EAM deployment focused on standard Enterprise Asset Management capabilities, including a maintained Asset Register and documented SOPs for equipment, planned preventive maintenance scheduling, creation and management of Work Requests and Work Orders, and routine facility management reporting such as Site Daily Activity Reports, FMRs, and monthly PPM schedules. The system supported both preventive maintenance and reactive maintenance workflows, and was used to record and track complaint resolution and technician activity against defined resolution times.
Operational coverage spanned commercial building operations and maintenance functions, encompassing MEP, low current systems, civil and specialized systems, security, pest control, housekeeping, and landscape services. The implementation informed day to day coordination between site technicians, client operation managers, facilities managers, and specialist contractors, and supported activities such as appointment scheduling with tenants, emergency response escalation, and liaison with external authorities including Dubai Electricity and Water Authority and Dubai Civil Defense without implying specific technical integrations.
Governance and operationalization emphasized maintaining the asset register, enforcing SOPs, scheduling and supervising preventative inspection cycles, conducting safety compliance inspections, and delivering periodical training to maintenance teams. The platform was embedded in existing contractual and reporting processes, with technicians using HxGN EAM (Ex. Infor EAM) to prepare FMRs, PPM schedules, daily activity reports, and to update work order comments as part of standard workflows.
