| Aareon | Legacy | Aareon Momentum Property | Real Estate Property Management | ERP Services and Operations | n/a | 2023 | 2023 |
Förbo implemented Aareon Momentum Property in 2023, deploying the Real Estate Property Management application to centralize rental operations for its roughly 6,000 apartments in the Gothenburg region. The initial cutover included a record quick introduction where all tests were completed in three weeks and first rental ads were published via the tenant portal My Pages.
The implementation centered on the Momentum Fastighet Uthyring rental functionality within Aareon Momentum Property, with user-friendliness and an intuitive interface prioritized during configuration. Förbo reported that most configuration was performed internally by the project team, and five designated landlords were provisioned as primary system users to manage letting workflows and create vacancy postings.
Operational integration explicitly included My Pages as the tenant-facing portal and a transitional use of Momentum's Marketing System until its planned shutdown in April 2024, requiring a migration of publishing workflows to the Momentum Fastighet Uthyring module. The change impacted letting, tenant communications, applicant queue management, and customer service workflows, and required coordinated external communications to an applicant queue of 127,000 people.
Governance and rollout relied on cross-functional workshops, landlord-led testing, and active communication from Förbo’s communicators to inform applicants and tenants. The project team emphasized open dialogue and participation, noted the need to involve area managers earlier to support adoption, and established ongoing reconciliations with lessors as part of post-go-live governance.
Förbo reported clearer work flows and a better overall picture of the customer journey after consolidation into one system, and noted that the interface and configurability allowed them to adapt settings as needed. The go-live was treated as an intermediate milestone, with continuous evaluation of incoming customer service questions and iterative improvements planned after deployment.
