The installation supported maintenance operations for two distribution facilities each exceeding 800,000 square feet, establishing a centralized CMMS foundation for facilities and distribution center maintenance.
The implementation included IBM Maximo work order management configured for campus wide maintenance workflows, a system administrator role responsible for configuration and maintenance KPI reporting, and a formal preventive maintenance program. The preventive maintenance program was built by writing detailed PM procedures for individual equipment using OEM guidance and historical equipment data, and the deployment covered asset records, scheduled PMs, and inventory controls consistent with Enterprise Asset Management functionality.
Operational coverage extended across maintenance operations, facilities management, capital projects oversight, inventory procurement, and contractor management. The team used IBM Maximo to track maintenance and repair budgets monthly, manage capital project deliveries for on budget and timely completion, and record maintenance activity for utility infrastructure including HVAC systems, air compressors, and thermographic surveys of electrical panels.
Governance and process changes included campus wide safety policy development and training on material handling equipment, enforcement of departmental safety compliance, and system administration for IBM Maximo to drive maintenance KPI reporting across the campus. The role maintained continuous operational readiness with on call coverage and used IBM Maximo as the authoritative source for work orders, PM schedules, inventory accuracy, and maintenance documentation.
