A.J. Dwoskin & Associates, Inc. | Construction and Real Estate | 100 | $23M | United States | Yardi | Yardi RENTmaximizer | Real Estate Property Management | 2011 | n/a |
In 2011 A.J. Dwoskin & Associates, Inc. implemented Yardi RENTmaximizer as part of its Real Estate Property Management platform to centralize residential and commercial portfolio operations. The deployment was positioned to support finance, investor relations, payables, contract administration, and property management workflows across the company.
Yardi RENTmaximizer was configured to support rent optimization and revenue management workflows, lease and contract administration, and operational reporting and analytics used for portfolio oversight. The implementation supported quarterly investor relations distributions and transfer assignments, and the application was instrumented to generate data used in weekly reconciliation and auditing processes.
Operational integrations and data flows included explicit use of Nexus-Payables for residential and commercial payables support and ongoing comparisons against external market and portfolio feed sources, specifically monthly REIS and quarterly Delta comparative data used for validation. The program also coordinated a company wide digitization of documents and blueprints to feed Yardi RENTmaximizer recordkeeping and to reduce reliance on paper records.
Governance and rollout were executed through an internal Yardi conversion project with contributions from finance and executive staff, including a defined role supporting the Chief Financial Officer. The implementation included development of an internal auditing program with weekly audits of RentMaximizer data and procedures for contract implementation, supporting sustained operational control of property and financial workflows.

ALCO Management | Construction and Real Estate | 250 | $40M | United States | Yardi | Yardi RENTmaximizer | Real Estate Property Management | 2017 | n/a |
In 2017 ALCO Management implemented Yardi RENTmaximizer as part of its Real Estate Property Management technology stack. The deployment placed Yardi RENTmaximizer into ALCO's Yardi Voyager environment alongside Yardi Payment Processing and RENTCafé, establishing a consolidated platform for revenue management, electronic transactions, and marketing, leasing and online resident services.
ALCO uses Yardi RENTmaximizer for revenue management while analytics are delivered by Yardi Orion Business Intelligence, which is integrated with Voyager. Yardi Orion Business Intelligence provides configurable dashboards with more than 200 key performance measures, mobile and desktop reporting, tiles and widgets, custom measures, financial mapping and the ability to map directly to existing account trees.
Operationally the solution follows Voyager security and permissions, enabling role based access for asset management, property management and finance stakeholders without separate administration. Orion continually pulls operational, financial and ancillary services data from Voyager so staff access real time and historical information by logging into dashboards rather than relying on manual data uploads.
Implementation was executed without outside consultancy according to panel participants, with initial work focused on defining stakeholder reporting needs from a blank slate of dashboards. Governance relied on existing Voyager user setup, online Orion training content and scheduled account manager calls to configure tiles, widgets and custom measures and to drive adoption.
Panel commentary documented clear operational benefits and adoption risks that informed the rollout, including avoiding dedicated BI staffing because Orion pulls data automatically, reduced manual Excel extraction and report circulation, and rapid recreation of BI reporting tasks when teams switched to Orion. The effort required a cultural shift to get staff into the habit of logging into Orion dashboards to monitor property and financial health.

Avesta Communities | Construction and Real Estate | 30 | $10M | United States | Yardi | Yardi RENTmaximizer | Real Estate Property Management | 2021 | n/a |
In 2021 Avesta Communities implemented Yardi RENTmaximizer to support its Real Estate Property Management operations, with a focus on pricing strategy, revenue optimization, and utility expense control across its multifamily portfolio. The deployment targeted revenue management use cases, positioning Yardi RENTmaximizer to drive community and portfolio level rate setting and ancillary income management while supporting utility tracking and expense optimization workflows.
The implementation configured core revenue management and dynamic pricing capabilities, reporting and benchmarking modules, and utility management features common to Real Estate Property Management systems. Configuration work was performed to enable community-level rate strategies alongside portfolio analytics, and the Revenue & Utility Manager role was central to operating pricing algorithms, reviewing revenue reports, and performing qualitative analysis against market and comp set benchmarks.
Operational coverage centered on Avesta Communities asset management and community operations in the Tampa Bay area, with the Revenue & Utility Manager collaborating with Procurement to evaluate and negotiate master contracts for services such as laundry, vending, and utility vendor programs. The system intake included feeds and manual data reconciliations to support investor reporting and vendor program tracking, and the team sourced third party vendors for water conservation and utility rebate initiatives that tie into utility expense monitoring.
Governance established the Revenue & Utility Manager within the Asset Management Team to assess pricing systems including RentMax alternatives, implement system configuration changes as needed, and report performance at both community and portfolio levels. Regular review cycles and qualitative reporting workflows were instituted to ensure pricing decisions, contract negotiations, and utility programs aligned with portfolio objectives while maintaining ongoing oversight of the Yardi RENTmaximizer configuration.
